This brief involved the refurbishment of the main reception within an occupied, multi-tenant office building in the City. The aim was to modernise the entrance space and improve the overall finish, while keeping the building fully operational throughout.

We set up a secure site compound within the reception area and installed internal hoarding to
separate the works from the rest of the building. A temporary access route to the lifts was
maintained for the duration of the project to ensure tenants could continue using the building without disruption.

The existing stone floor and full-height wall finishes were removed by a large team working over a weekend to minimise disruption. Once stripped back, the walls were left with exposed
structural blockwork, and the floor slab required rebuilding before new finishes could be
installed.

The walls were built out and re-lined where the stone work was removed to provide clean, paint-ready surfaces, followed by a coordinated decorative scheme.

Strip-Out and Refurbishment

The Building Crafts College

Our team was appointed to carry out strip-out and refurbishment works across multiple areas at the Building Crafts College as part of a wider improvement project. The scope included the former caretaker’s flat, mezzanine workshop, main workshop, external areas, and additional welfare and office spaces. The objective was to remove redundant fixtures, mechanical and electrical (M&E) services, and non-structural elements while preparing each area for its new function, followed by refurbishment to modernise and enhance usability.

Earls Terrace & Anglo American

Earls Terrace - Earls Terrace is a street in Kensington, London, W8. It has houses on one side only, a terrace of 25 Georgian houses, built in 1800–1810, all of which are Grade II listed. Following the completion of an ECIR a number of key issues were identified and further survey works on the car park extract system, generator and emergency light scheme were required. Our recommendations were reported and instructed to be rectified by the client's FM team.

Anglo American - After the completion of a cat B fit out, unfortunately only 6 months later a boosted water service pipe fitting failed and flooded a portion of the building from the 6th to 1st floor. We were instructed by the loss adjuster to carry out an independent survey and report on the damage to the electrical services and provide a budget cost plan to replace them.
